Banks and financial institutions often require an appraisal of the value of property which is to be financed or mortgaged. Agents may offer free "market evaluations" as a secondary service for their primary business of securing a listing. Conversely, an appraiser's primary business is to provide an independent and unbiased estimate of market value that is free from the pressures of earning a commission.
