Are you interested in selling or buying a home, or other property? Who can help?

You may or may not require assistance in selling or buying. Agents provide expertise in selling and marketing real estate. However, there are other choices. ComFree is one excellent example of an alternative to using an agent.

Appraisers provide services relating to valuation of property. If you want a professional opinion as to the market value of property [as a buyer or seller], an appraiser can provide that information.

So, whether you use ComFree or an agent to assist in buying or selling, you may need the services of an appraiser.

Aqualified appraiser is recognized by the AACI, P.App or CRA designations. These designations are granted by the Appraisal Institute of Canada to members who successfully complete a course of studies, which is administered through the University of British Columbia. In addition, they must meet other educational and experience requirements, have liability insurance, and be licensed with the Real Estate Council of Alberta.

Appraisers are trained to provide opinions as to market value of property on an independent, unbiased basis. Appraisers are paid on a fee for service basis and do not receive commissions. If you want to know what the fair market value of a

property that you are interested in buying or selling, an appraiser is the most reliable expert to provide you with an opinion. Appraisers provide additional useful information, such as the return on investment on home improvements, and information to enhance the value, and marketability of the real estate. Banks and financial institutions often require an appraisal of the value of property which is to be financed or mortgaged. These institutions most often require an appraisal from an accredited appraiser before final approval is provided. The amount of financing that can be raised often depends upon the market value as estimated by an appraisal prepared by an accredited appraiser.

Agents may offer free "market evaluations" as a secondary service for their primary business of securing a listing. Conversely, an appraiser's primary business is to provide an independent and unbiased estimate of market value that is free from the pressures of earning a commission. In addition, an appraisal can often be used for your buyer to obtain mortgage financing.

So, if you are buying property, selling property, mortgaging property, or require real estate advice, consider using the services of an accredited appraiser to assist you.
